New Cub Tonight!

We have a new cub joining us tonight!  It’s his first time to cubs (in general), so he has two weeks to try it out before they decide to pay and he sticks around.  But so far we’ve had 100% of our kids stay, so that’s a good sign.  That puts us up to… um, well, there’s the original 2, and then 1 that came the start of popcorn… and now this kid so thats… 4!  Oh yeah.

Made my two appointments today.  My bank meeting is tomorrow, and the lawyer’s meeting is a week tomorrow.  Pepper’s appointment’s on Friday, I have to give written notice to my super on Wednesday, I have to have my apartment cleaned by Tuesday night…  Buying a house just makes everything way too busy!

I’m wondering what I should do with my textbooks.  Some of them I have used, Java, etc., but some of them… not so much.  Think I can ebay them?  Or is there some textbook donation service thing?  Would they still be any good?  Certainly most have moved on to new editions.  I just don’t want to have to pack them.  If they come with me to the new house, they’re just getting put on a shelf in my office.

I’ve started picking out colours for my house — this can’ t be normal.  But they all have such fun names!  My living room I’m thinking “sisal”, it’s tan.  The accent wall is going to be red, “covered bridge”.  The hallway I’m thinking a beige, “hemp seed”.  The kitchen, I’m thinking green.  The one I like is called “bed of ferns”, it’s kind of a muted green, but it’s definitely a little dark.  The downstairs bathroom we colour matched to one of my paintings, it’s ice blue/gray, “beacon gray”.  Upstairs, in my bedroom, I’m thinking a medium gray, “escarpment”  Mom says it’s way too dark, but it’s my house, and I don’t want to paint everything some shade of light beige or off/white.  The one room that will be is the guest bed, and it’s called “inukshuk”.  The office, well, I haven’t picked a colour yet.  I’m not painting the upstairs bathroom or the basement, at least not yet.  Maybe if it’s in my budget to put in a nice deep tub next year, then I’ll redo the tile in the bathroom and can repaint.  The basement is also a next year project.  The pub table will be down there though, and the stereo, and the bar fridge… and probably the games too.

Ok, just realizing the time and I have to be out of here in an hour, so I really should get moving.

Seriously, you never return my calls.  You never call when I have money to donate, only when I don’t, and when I do, and call to make said donation to your fund, you don’t return my call in the first place!  Sheesh.

Today

Today was busy.

Got up early, took the d-o-g out, made all sorts of notes for things I’d need for the rest of the day, and got ready to go!

Mom picked me up and we went over to look at how much it’ll cost me to do the living room, dining room, part of the front hallway, and the master bedroom in hardwood.  We’re talking roughly $4,000.  It was an awesome deal on hardwood, though; and we did over estimate how much I’d need.  Seriously, if you’re buying hardwood, it definitely pays to order from what they have in stock.  If you’re buying in Guelph, The Carpet Store on Speedvale is the best for your buck.  We also worked out the price for carpet up the stairs, that hallway, and the office & guest bed.  It’ll be rouhly $1,000.  So hopefully the bank does give me at least an extra $5,000 for home improvements.

After the hardware store, we decided to go to the paint store to start looking at paint chips.  Okay, so it’s probably very early to start looking into that, since unlike hardwood you don’t have to book someone to measure, then come back and install, and if they have the exact wood you want in stock, to have them put aside some boxes for you until nearly April!  (We’ve already planned for the painting to be done the week of the 15th, the hardwood guy to measure the 17th, then the hardwood install guy to come back the following week, and then for him to be done before I move in sometime march 28 – 31)  Anyways, so I have the colours picked out for the downstairs bathroom (to match my painting) and the guest bedroom.  I’m in the process of picking out a painting for my living/dining and the red/orange for my accent wall in there.  Oh, and then the kitchen, which I think will happen after my living/dining, and of course that pink room needs to be something else!  I’d tell you my thoughts, but I don’t really have anything substantial, other than NOT PINK!

After paint, came lunch, lens mill, pick up pepper, go to moms, hang out, then go out to roots for Canada sweatshirts, only to find that we’d have to be an infant under 6 months to buy one that would fit us.  Then to Old Navy, and the only sweatshirts they had only had a maple leaf on and an even bigger “Old Navy”… not something I’d put in the Canada section.

After that, my day gets boring.  Dinner, mom spilling lasagna in the oven, knitting, playing with Pepper, coming home to an ambulace, a fire truck, and two police cars… and finding nothing and no one in the hallway who could tell me anything.

Planned Sunday School tomorrow too.  The theme this week is “Promises” and they want a craft… sooooo…  I figured that since I have the Grade 3 & under class, we’d draw pictures of a promise we’d like to make (clean our room, help with dinner, be nice to Kristel…) and then we’ll make a frame out of popsicle sticks and they can then bling them out.  It is amazing how many Promise Crafts there are that require writing!

Apparently he signed at 2, and Stan email me, but I never recieved the email, so I was freaking out all afternoon/evening for nothing!

Mom & I are looking at flooring & paint tomorrow, so I can see how much it’ll cost me, roughly, so I can start budgeting, and have a more accurate estimate for the bank when I ask for my mortgage.  I’m thinking hardwood in the living/dining.  The kitchen & front hall (and the current dining) have a linolium floor now that looks in good shape, so I’m not going to touch that, at least not until next year.  Upstairs in the bedrooms, will depend on budget.  If my budget’s good, probably hardwood, if it’s not so good, probably a laminate.  (Floors that aren’t carpet are a lot easier on allergies, plus a lot easier to clean.)  The kitchen window out front, and my bedroom window need to be replaced too.  If there’s anything left over, I might go into replacing some of the old appliances.  (I only kept the appliances so if I don’t have the budget, I don’t have to figure out life without a fridge, or a stove, though the washer/dryer situation wouldn’t be an issue.)

Monday have to call the bank & lawyer.  My funds from my mutual fund doesn’t go in until Tuesday, so we’ll have to see about that.

Friday I notify my super.  They need 60 days notice, and if I’m moving in March, I have to notify by the end of January.  Friday Pepper also has her check up.

Okay, so I think I’ve made probably half a dozen phone calls, not to mention just as many texts, a tweet, updated on my Facebook, and now this post.  So mostly everyone knows at this point.  If I missed you, consider yourself notified as of this post.

Still still waiting

We’ve talked it over, and I don’t think I’ll take his original offer.  Maybe if it hasn’t been sold in another month, my offer will start to look good…

Haven’t heard anything from Stan, and he’s been really good about talking to me the instant he has news.  I’m just getting really impatient.  My offer expires in 3 1/2 hours, this guy doesn’t have a lot of time.  Maybe he’s hard to get a hold of, or maybe it’s already been signed, it’s just either Stan or Gia is out of the office, or something…  or maybe he’s just playing with us.  Gah!

On a side note, Pepper’s much better today.  With her cone off, she’s back to herself.  With it on, she’s bored and just sleeps.  So if I can watch her, it’s off, if I can’t it’s on.  She can’t jump up on the couch/bed with the cone on, which can get annoying because she jsut sits there and barks until I get her.

Still waiting!!!!

I’m still waiting for the call to tell me that he’s signed or not signed.  The suspense is killing me, but it’s all part of the game, right?  Do you think he’ll just wait it out and assume that I’d take his first offer?  Would I?  Hmm… the extra 1000 could buy a lot of paint, and the carpet needs replacing, and it probably could buy a new window for the kitchen…  So maybe, maybe not.

Do you think he googled me?  And at least found my Facebook & Twitter?  Hm, do you think he’d read my twitter?  And now is holding out on purpose?  That wouldn’t be good, considering we all know I want him to sign for the 130,000.  I totally googled him.  There isn’t as much on him as there is on me.

All this waiting is making me nervous, and every local call that comes in, I wonder if it’s Stan, then find out it’s not, and totally disapointed.  I’ve even started cleaning out my big closet, and packing stuff as I go, and then throwing out the stuff that’s broken, or not reusable in anyway, or just not worth someone getting it from a charity…  And I’ve thrown a lot of boxes in there.  Some of them now are useless, and I need to figure out how to get them down the shute (i’m thinking xacto knife) and some of them are already claimed for something else (like my ceiling fan.)  Do you think we need to pack up the lights?  Or just take the bulbs out, and be careful moving them, and then I won’t have to disassemble the ceiling fan or my kitchen table lamp.  Speaking of lamps, my kitchen light is out again.  I don’t know what it is, but I have to replace the bulb in there at least once a year, and they’re energy efficient bulbs!

Waiting

We went to Stan’s office a 4:45, the seller’s agent was due to call at 5, she did.  He told her our offer, and then she said she’d phone the guy see if it’s okay, and then phone us right back.  So we waited.  And waited.  And waited.  I don’t know whether he was just thinking it over, it was hard to reach him, or whether she decided to spend her time on a property that her commission is a little more on.  Either way, she didn’t call us back until 6:50.  Stan answers, she tells him the buyer won’t do $129,000, but will do $130,000.  Expecting this, we of course said sure.  (We also had the paper work done in case she hadn’t called by 7, in which case we were all going to leave, and the paperwork would be ready if necessary and Stan could submit it straight away.)  So paper’s are done, they’ve been faxed to the seller’s agent, who will get him to sign.  The deal can’t close if he doesn’t sign… and we’re not 100% sure he actually will and I actually have a house.  Well, on March 15th.  This waiting is killing me.  But of course, it’s reasonable that we won’t get it back until tomorrow.   Our offer is good until 10pm tomorrow, so we’ll see what happens.  Mom’s saying that he might stick with the $131,000 he originally countered for, since I went up… but I think, it’s an extra thousand, I doubt he would throw the whole thing out the window over it.  Dad kinda agrees with us both, if that’s possible.  Still very, very excited!  (And all this waiting is sooooo not helping!)

Pepper’s super good this evening, to the point that I can’t get her to calm down and go to sleep.  I’m debating leaving her my duvet to lie on since it’s her favourite thing to snuggle into… but I’m not sure.  The cover thankfully can be easily washed, but the duvet inside, um, not so happy… but one night won’t hurt it.  And it’s feather so I technically shouldn’t use it anyways.

Negotiations and Land Transfer Tax

He’s come back with $131,000… we’re going back with $129,000 since we think it’ll cost  the $5,000 to bring it up to the same standards as what I’m living in now… we’ll see how this goes.  Stan hasn’t called me back to agree with me on $129, so we’ll see.

I’m just so excited, I had to post!

As for the Land Transfer Tax, first time homebuyers, in Ontario, may be eligible for a refund up to $2,000.  So while I’ll have to pay it, I am eligible for a refund, and my transfer tax won’t be above $2,000 so I’ll get it all back.. in, you know, probably 6-8 weeks, or more likely 4-6 months.  So don’t forget if you’re buying your first home!

Pepper’s doing better today.  She still hates the cone, but she’s more alert, and is back to her huge I’ll-eat-anything-you-give-me-NOW appetite, so that’s good.  She still hurts though, but the pain meds seem to be working a little better than yesterday.  So that’s good.  Speaking of Pepper, I’m going to take her O-U-T now.

Offered!

I put an offer in on the house today.  It was listed at just under $135,000, appliances negotiable.  Having taken a look at the appiances… it might cost me more just trying to make them usable to my standards.  (my standards = clean & at least 2/3 functional)  So that’s not happening.  What is happening, or already happened, is I placed my offer, the first offer on the place as far as we know, at $125,000, no appliances.  We’ll see how this goes.  He’ll absolutely come back with some sort of feedback.  Apparently he works late so I have to wait for tomorrow to find out whether I’m to go higher or not.

Dad’s trying to convince me (and my mother…) to just get the carpets cleaned.  I’m thinking, if it’s going to cost me a couple hundred to have them all clean, I might as well spend a couple hundred (ok, several hundred) more to put hardwood in the living room, and maybe a laminate upstairs.  (We’ll see how that goes.)  The carpets are pretty crappy, so I’m wondering if it’s worth it to fix it up in the first place.  Ok, the upstairs hallway looks new, it does, however, need to be stretched.  Paint shouldn’t be too bad, planning on repainting the main floor & upstairs.  Not doing much on the basement (except for cleaning) at least not until after Germany… I’m thinking that trip’s going to cost me some serious moola, doable, but still…  When I *do* get to the basement, think next year, I’m thinking an insulated (ie not just cold concrete) floor, at least in the fun area… the fun area will have the pub table, stereo, bar, maybe a cool couch; oh, and since I have a half bath right above one part, I’m thinking I could probably put in a third bathroom down there.  Not doing anything with the existing 1.5 bathrooms — well, the small .5 will get a new coat of paint, and maybe some prettier taps, but that’s it.  The upstairs is in good shape, and I can’t repaint that without retiling, and the dark blue isn’t that bad.  The back patio… is, well, just patio.  Maybe over the summer I’ll put a little trellis up or something for some shade, and I’m absolutely going to have to find a way to bring grass to patio stones for Pepper so I can just put her in the back and have no worries.  I’m picturing a deep, picture-frame looking thing with dirt and grass… sometimes called a planter, but a really shallow one.  Lots of dogs in the neighbourhood for her to play with; she’ll be in heaven.  Sliding door needs some lubrication, kitchen cabinets need some cleaning, but the outside is fine, but maybe some point I’ll replace the hardware on them.  All of the closet doors need replacing at some point.  The bedrooms absolutely first, or at least taken off!, and then I’ll remove the ugly, but functional ones…

So basically, all the changes are cosmetic.  We think we can convince the bank to give me an extra $5,000 for improvements on the property, so that’s where all of that is coming from.

On a Pepper-related note; she’s back from the vet today.  Poor thing is very sore, when she’s lying down, she cries whenever she moves.  When she’s not lying down, usually she’s sitting just staring at me.  The gave me pain meds for the next two days, so hopefully by the third most of this is over.  The vet did a good job, there won’t be any sutures for me to remove.  However, we still have to go back on the 29th for a check up.  Does anyone know when I can take the cone off?  I’m thinking once it’s healed pretty far that she won’t even feel the need to lick it anyways.

Have to find a lawyer tomorrow.  Hopefully Dad’s will work.  Thankfully the bank is all set up, once my offer has been finalled, and after I get home insurance, than I just go in and ask for the mortgage.  Getting insurance will be easy; hope I don’t get a penalty for cancelling my renter’s insurance after not even a year.

I hope my offer’s accepted.  And if it’s not, well, we did go $10,000 lower, and I’m approved for waaaay higher *shh don’t tell him that* We’re asking for a closing date of March 15th. That basically gives me a little over 2 weeks to move… which is good especially if I want to put new floors in… though it’s not like I have so much furniture that I couldn’t move it all out of the way.

Marlene sent my mom pictures of my (very exended) family’s new addition, Katie.  Oh she is so sweet.  I love the little knit hat in the first few photos… I’m going to have find an adult-size pattern for me.  On a knitting note, I don’t know if I’ll get Michelle’s & Marisa’s christmas presents done for next week… Marisa’s is about 60%… but that took me hours and hours to get that far.  Michelle’s is going quickly, but I get bored, so it’s also going slowly.

I feel like I’m starting to get into novel proportions… or at least novelette.  Oh well, I’m trying to contain my excitement, but clearly that’s not working… if it was, I wouldn’t go into so much detail about the house, certainly wouldn’t start talking about it… again.

So I’m thinking the G.A.P. room (aka God-awful-pink room) is going to be my office.  It’s the smaller of the two bedrooms, and if I ever get around to getting a queen bed, the double would be a tight fit.  Plus, how much room does a desk really need?  The other room will be guest bedroom.  I’m thinking yellow?  Hmm, I’m sure Mom’ll have an opinion.  It might look a little small with just the bed & probably the bookshelf in there, but we’ll see.  Kitchen I’m thinking a green, still sort of pastel, but definitely a little bold.  The living room, I was thinking a lighter green?  No, I’ve got too much of an attempt at red accent thing going on, so not green… which could change what I paint the kitchen since you can see it from the living/dining.  Dad says neutral, but my furniture is neutral, so I think I could do a bit of colour.  But maybe that’s just the I’ve-been-living-with-beige-for-ages part of me.  There’s a darker beige in the painting above my couch, but I’m not sure whether I should go matchy, or whether I’d like the colour in the first place.  Oh well, we’ll see.  My bedroom?  um… we’ll come back to that.  Maybe a nice gray?  Or would that bug me?  Maybe, maybe not.  My bedroom when I was a kid was gray, and I hated it, but then, it wasn’t a nice paint treatment, the gray wasn’t as cool as the one I’d do now, and back to the paint treatment, I swear in one spot you could see one freaky wolf chowing down on a small child.  Basement?  Yeah, not being painted until I start to decorate down there.  The only thing heading down right now will be the pub table… probably.  Dad’s saying I should keep it up and put the kitchen down, but I’m thinking, no, put it down.  But he does have a bit of a point, the cabinet behind my kitchen table matches the pub table, and it may or may not be upstairs.  You know what I’m *not* doing in the bathroom?  Ducks, wood paneling, or carpet!

Oh!  You know what the best part of moving is?  Instead of having to clean out my closet, I can just start packing them into boxes… the clean stuff anyways.  The non-clean go into a laundry hamper.  Okay, so packing doesn’t sound like the best part of moving, but it’s certainly better than unpacking, finding broken stuff, and not being able to find your cookbook with bonnie muffins in until 2 years after you moved in to where you are now.

Okay, I really should stop talking about my moving, the house, the offer,… at least until the deal’s been settled.  And the only way for me to do that is to publish now and walk away.

Wait!  I wanted to say what I know about the home owner — 2 kids, he and his wife have split up, and their divorce was settled such that he owns the townhouse.  He’s living there, wife and kids not.  The kids come visit, but not often enough for there to be more than a couple outfits in their closets or more than one pair of shoes.  There’s only two photos of aforementioned kids… we wonder if that’s because the divorce was quite recent and the wife left him with only those two, or if he just didn’t want to distract you from the freakishly huge tv… seriously, it’s the size of my entire entertainment unit, if not bigger… both in width and height, oh, and depth too.  He also leaves his butter out, uncovered, and laundry on the floor when he knows there’s a showing.

I Miss My Puppy!!!

Pepper’s still at the vet’s.  They’re keeping her overnight; standard procedure, so I shouldn’t be worried… but I can’t help it.  Plus, I miss her.  I realized that when I put my pj’s on at 9, I couldn’t do that with her here, or if I did, I’d have to change back to take her out.  Her surgery went well.  Vet said no complications, the blood work turned out fine, so the liver stunt with her sibling must not be an issue with Pepper; at least not right now.  She may not have a cone tomorrow, we’ll see.  I’ll definitely have to check her insision every day, which I’m not looking forward to.  If I’m lucky, I won’t have to remove anything.  But I miss her soooo much!  Weird how I can be this attached after 5 months.

In house news, I have the second viewing tomorrow afternoon.  We’ll see how it turns out.  We’ll be taking a much more critical look this time, discussing what I’ll put down, which reminds me that I’m going to have to get my money out of my mutual fund at some point, since that can take some time for processing.  Might have to ask for an advance from dad too, since if I make an offer I’ll have to put some money with it to show that I’m serious about this.  But it shouldn’t be too much… man, there’s a lot of stuff to do.  Being an adult is stressful!  It was much easier buying barbie a new house — all I had to do was decorate an old shoe box which I “bought” from my brother with an extra turn on Monopoly.

Worked at Dad’s today.  He’s setting up a database, doesn’t get it, and is trying to figure out xml code… um… I think there’s a harder way for him to do this, but it can’t be much harder than what he’s doing now.  What he should be doing is not worrying — the software generates the xml for him, and our hosting has both the ability to create new databases from the cPanel, not to mention phpmyadmin after it’s created…  There really is nothing for him to figure out.  Anyways, we never got to it because he had a million other things to do.  I told him there’s no point on me going back tomorrow if the same thing was going to happen.  He agreed, and decided that he’d rather do other things than make time for this.  So that’s what’s happening.  Which makes me happy, for the most part.  Because a)Your own home is always more comfortable than someone else’s and b) you can take a real break, without having to talk about work on said break.  The big plus, however, at working at your parents is free laundry, food, & if you’re really lucky, maybe even the remote control.  ;)

…new poll.  I updated and lost the old one.  Answer what you want.  I don’t have my heart set on the townhouse to the point that I’ll pay above asking price, I’ll be disappointed that this isn’t the one, though.  Oh, and I’m not painting the room the colour just because you guys think it’s the best!  I’m just curious if anyone agrees with me.  You can pick up to 3, so feel free to select more than one.
